For my project, I chose a contractor that charged for service/labour by the hour plus a 15% fee for labour, sub trades and materials. As far as I can tell this contractor estimated the overall cost to be low, as a way to win the contract. They did not read or consider the details of what was specified in the drawings. A big mistake of ours was to take this kind of estimate at face value. During the bidding process I also received a carefully prepared, fixed bid from Redstone. The details found in my architectural drawings had been considered and costed. I rejected the bid, thinking the overall cost was too high. I now realize I was not comparing apples to apples.
